Padres Win Approval For Potential Mixed-Use Development

Area for East Village Quarter would be located next to Petco Park

A proposal led by the San Diego Padres to turn parking lots next to Petco Park into a mixed-use project that would bring apartments and other office spaces into the downtown district has been given initial approval by the city of San Diego, giving the Padres group the chance to seek city approvals for a project that would start in 2023.

The Padres Development Team will include Tishman Speyer and Ascendant Capital Partners in its proposal for the project, which will be East Village Quarter.

“What the Padres have done over the years to create an atmosphere of fun, excitement and energy at Petco Park is incredible,” San Diego Mayor Kevin Faulconer said. “Block by block we’re breathing new life into the East Village and making it a vibrant district for San Diegans and visitors alike to enjoy.”

Highlights of the proposal include a $1.4 billion, 2 million-square-foot development that would have 1.35 million square feet of office space, 612 apartments, 50,000 square feet of retail and 236,000 square feet of open space.

“When Petco Park was completed in 2004, it spurred a complete revitalization of downtown San Diego,” said Jerry Sanders of the San Diego Regional Chamber of Commerce. “We have an opportunity to continue that success by transforming Tailgate Park into an urban district that will create jobs, add housing and further improve the area.”

Additionally, the project would include a 1,600-space parking structure — 600 more spaces than currently existing. The decision by the city of San Diego comes after a virtual open house was held between the end of August and beginning of September that solicited public input on two competing proposals. The open house had 1,156 community feedback responses prioritizing open space and amenities, retail, parking, events and active pedestrian and public space.

“The East Village Quarter property has long been planned for redevelopment and it’s full of opportunity for housing, jobs and recreation,” Downtown San Diego Partnership’s Betsy Brennan said. “The Padres Development Team’s vision incorporates all those important elements and will further enhance the whole experience for ballpark games and events.”
